  • We build to the southern building code specifications and meet all City and Residential codes.
  • We carry Builders Risk Insurance on all jobs.
  • Builder warranties all materials and workmanship for 18 months after move in.

Engineered slabs-3000 PSI with termite treatment or choose from these non-standard options:
  • Treated square pillions from 6" to 12"
  • Pier and beam

Roofing: 30 year composition shingle/ridge vents, standard feature or choose from these non-standard options:
  • Metal or raised profile composition shingles - optional
  • 30 and 40 year warranty, available
Insulation:
  • Ceilings, 12" blown-in R-30
  • R-19 and R-22 batts must be used in some vaulted ceilings
  • Walls, R-13 batts
Drywall:
  • Ceilings and walls, 1/2" sheetrock, taped, floated and textured
  • Green rock is used in areas where moisture might occur
  • Samples of texture are made available for Owners' selection
  • Round corners "bull-nose" are used on outside corner walls in living room and kitchen "only"
Exterior doors: Owner's choice and allowance.

Framing Materials: All Standard
  • #2 Materials spaced at 16" O.C.
  • Size and spacing to international Residential Codes
  • 1/2" OSB sheathing on all exterior walls, wrapped with "tyvek" (a moisture barrier - used as under-layment for brick and all types of siding)
  • 1-1/8" T&G sturdy floor plywood on all sub-floors
  • 1/2" OSB for roof decking
Painting: Sherwin Williams, interior and exterior, oil or latex
Mechanical: All Standard and installed by licensed, certified HVAC electricians and plumbers
  • Central units, 14-seer, electric high efficiency
  • 200 amp service
  • Plumbing: to specs/copper water piping
  • Electrical: to specs/copper wiring
Fixtures: Appliances, Plumbing and Electrical all determined by owner and budget allowance

Finish Floors: $20/per square yard for finish flooring is a standard feature

Exterior Walls: Hardi-plank siding and Hardi-trim is the standard feature. Non-standard options include:
  • Brick, Stone, Cedar, Redwood, Plywood, Vinyl, and Stucco. These products are used for exterior trim as well, to owners' plans and specifications.
Cabinets: Our cabinets are custom built on the job to fit, made from 3/4" plywood.
  • Raised panel or lip mold doors
  • Choice of wood: cherry, walnut, oak, ash and birch
  • Choice of colors, stain or paint
  • Cabinets to owners' choice and budget
  • Crown molding on cabinets
Counter Tops:
  • Laminate, ceramic, endurance, marble and corian - to owners' choice and budget
